Not all States will have identical elements with regard to the requirements and provisions of their lease agreements. Ohio lease agreements, pursuant to Section 5321 (Title: Owner and Tenant) allow a property owner/agent/manager to authorize a tenant to occupy property against payment of rent. All conditions must be agreed by both parties and under deposit (if there is), the first month of rental and the signing of the contract, the tenant can enter the site. All provisions of the rental agreement must be held by the landlord and the tenant, otherwise the injuring party will be late. Monthly Leasing Agreement – A lease agreement that automatically renews every month. Can be legally terminated by both parties with a period of thirty (30) days. Return (§ 5321.16) – Within thirty (30) days of the termination of a rental agreement, the lessor is required to reimburse the tenant, with any interest, his amount for the deposit. The Ohio Standard Residential Lease Agreement is a one-year contract for the rental of living space by a tenant. In return for the use of the premises, the tenant must pay a monthly amount that may include incidental costs.
